Our process starts by learning about you, your style preferences and how you’d like to use the space. To learn about your project we first have you complete an extensive kitchen and/or bath survey.  Also we ask for inspiration photos. Without this vital information we’re guessing at what you want, which is never a good spot to be in. 

Don’t worry if you don’t have a vision for your new space. Our design team is super creative at taking your survey and coming up with fresh ideas. Also often times it takes several design revisions to get exactly what you want. Ultimately the more we learn about you up front the smoother the design process will go for everyone.

Discovery

If you are looking to take out a wall(s) discovery may be required. If you have an unfinished basement below or an attic above the wall you'd like to remove this may not be required. Discovery is where open holes in the wall and/or ceiling to see what's in the wall and if it is structural, if it has plumbing, ductwork, etc.Unfortunately we do not have x-ray vision. Designing without knowing for sure the status of a wall you'd like to remove could set a project for major surprises, redesigns and change orders. Generally discovery costs $500 to $1,000 depending on the number of walls. It does not include patching and painting holes. Holes would be covered with blue tape until demolition is scheduled.

Structural Drawings

Structural drawings stamped by an engineer are not included. If you are looking to take out a wall or modify an exterior wall structural drawings may be required. We would be able to provide this service for an additional fee.

Frequently Asked Questions

What type of work do you do?

Full service design & remodeling for kitchens and baths. We are licensed in DC, MD & VA.

Cabinetry including cabinet plans, selections, and install if requested. We provide this service to homeowners and trade professionals. We are able to ship cabinetry nationwide.

Please note we do not take on partial bath remodels.

How much does a typical design & remodel project cost?

Kitchen Design & Remodel: Our kitchens projects typically range from $35k to $125k plus the cost of appliances. Size of the space, level of materials, amount of cabinetry, structural work, age of the home, etc all have an impact on the total.

Master Bathrooms: Larger bathrooms with a separate tub and shower range from $45k to $95k+

Small Bathrooms: Greatly depend on the age of your home. General ranges including all design, materials and construction $25k to $50k+

What kind of warranty do you provide?

We have pride and confidence in the work we do and so we provide a one year workmanship guarantee. Additionally, all materials provided and installed by us are covered under any original manufacturer warranties.

Do I have to move out of my house during the construction process?

For the majority of our projects our clients do not move out of their house during construction. If you are doing a whole house remodel and replacing all flooring then you may want to consider moving out. Some clients try to time up a portion of the remodel with a vacation or work trip. Otherwise for kitchen and bath remodeling it’s usually not necessary. When planning your project with our team, you can discuss this and determine what the best approach is for you.

Can I purchase my own materials?

For full service design & remodeling we typically provide all materials except for appliances and in some cases lighting.

How long does a typical project take?

There are three phases to a remodeling project: design, material procurement and construction. Our Construction Contracts provide a schedule with an estimated start and completion date. The schedule is determined near the end of the completion of the design phase. Once we know the materials and plan we can calculate an accurate schedule.

Kitchen & Bath Design: You have the most control over the design process as you are deciding on selections and the final plan. We’ve completed kitchen designs in one meeting in less than an hour. We’ve also had designs that take more than a few months. If you’re doing a pull and replace and you (and your partner if applicable) are quick at making decisions we can turn around designs in 1 to 2 weeks or less.

If you and your partner have different design ideas or style preferences, you have an older house and you’re looking to dramatically change the layout of your space, give yourself at least a couple of months.

Material Lead Time: Generally we allow a minimum of 5 weeks to procure materials for your project. Projects with custom cabinetry can take 10 to 12 weeks to procure.

Kitchen Construction: From the start of construction to the end, generally kitchens take 4 to 8 weeks. Large kitchens with structural work and/or relocating windows can take 8 to 12 weeks.

Small Bath: Older home 3 to 5 weeks. Home built within the last 40 years 2 to 3 weeks.
